For the three months ending August 2026, Hickory homes sold in a median of 62 days at about 97.4% of list price, and the median price was up 7.0% from a year earlier. Buyers have options, and they notice when a home is overpriced.

The biggest thing working against a resale home here is new construction. Buyers can tour Zion Springs, Huffman Ridge, Bear Park and Overture Pointe in Hickory, plus half a dozen communities in Newton, Conover and Maiden, mostly priced from the mid $200s into the $300s and often with builder incentives. If your home is in that range, your pricing and presentation have to beat a brand-new house with a warranty.

What selling costs in North Carolina

Commissions are negotiable and not set by law. North Carolina charges an excise tax on the deed of $1 per $500 of the sale price, and the seller pays it. On a $320,000 sale, that's $640. Add attorney fees, any repairs or credits you agree to, and your mortgage payoff. Before you list, I'll give you a net sheet so you know what you'll walk away with.

Do I need city approval to fix up my house before selling?
Only for certain exterior changes if your home is in one of Hickory's local historic districts (Oakwood, Kenworth or Claremont). Ordinary maintenance and repair doesn't need a Certificate of Appropriateness; other exterior changes do. Everywhere else, normal permits apply.
Who pays the excise tax when I sell?
