  • 0% interest and no monthly payment. Half is forgiven after 10 years; the rest is repaid when you sell or refinance.
  • First-time buyers only (no ownership in the last three years), and you put in at least $500 of your own money.
  • No manufactured homes. Income and purchase-price limits apply, and the program updates them each year.

Stack it with the statewide options

The North Carolina Housing Finance Agency offers two programs through participating lenders. NC Home Advantage Mortgage™ pairs a 30-year loan with down payment help of up to 3%. NC 1st Home Advantage Down Payment adds $15,000 for first-time buyers and veterans as a deferred, forgivable second mortgage. Hickory details first-time buyers miss

  • Three counties, three school systems. A Hickory address can be in Catawba, Burke or Caldwell County, and in Hickory Public Schools, Catawba County Schools or Newton-Conover City Schools. Check the Catawba County school locator for any home you like.
  • City limits change your bill. Inside the city, the Hickory rate (46 cents per $100 in the recommended FY2026–27 budget) is added to Catawba County's 39.85 cents.
  • New values in 2027. Catawba County's next revaluation takes effect January 1, 2027, so the assessed value on a listing may not be what you're taxed on next year.
  • USDA can mean zero down. D.R. Horton lists Cline Village (Conover) and Villages of Maiden as USDA-eligible. For any other address, your lender checks USDA's eligibility map.

Many down payment programs require homebuyer education. The Western Piedmont Council of Governments offers pre-purchase counseling at 1880 2nd Avenue NW in Hickory (828-322-9191).
